Lusail is going to be a city built from nothing.
With different sections it'll be home to 200,000 people!

Bechtel is producing a masterplan for the North Beach and Entertainment City over 32 sqkm with upscale residential homes, two golf courses and hotels.

This is the first of the company’s projects. Lusail Development will be one the largest and most innovative projects in Qatar in terms of total area, investment cost and philosophy,

The timing of the launch of Qatari Diar is significant and comes at a time when the property market in Qatar is experiencing a boom, with recent forecasts suggesting that investments worth billions of Qatari riyals will be channeled into this sector over the next few years.

As a master developer, Qatari Diar will provide interested local and foreign property developers with opportunities to invest in numerous projects in Qatar and the wider region.

The Qatari Diar Real Estate Investment Company has revealed that all 46 plots in the Waterfront District of its Lusail development have been sold within hours of their launch, reported The Peninsula. The total sales value is expected to reach $661.9m. The Waterfront District will contain boutiques and restaurants, a recreation centre, cinema complex, indoor botanical garden and an outdoor amphitheatre.

Energy City signs QR65m contract

Doha • The $ 2.6bn Energy City Qatar (ECQ) project is well on track to become an ultra-modern business hub for oil and gas industry with the awarding of several contracts coming close on the heels of recent phenomenal pre-sales and sales value worth

QR3.5bn in just one and a half month and a QR700m agreement with Qatar Real Estate Investment Company.

The latest in a series of key milestones for the project is the signing last week of a contract worth QR65m with National Petroleum Services for ECQ's Lusail development. Under the terms of the contract, National Petroleum Services have purchased a plot within the ECQ to build their new regional headquarters.

"The deal demonstrates the potential of ECQ to bring together visionary Qatari and international oil and gas companies who understand the importance of working together within the region's own purpose built energy cluster," said Hesham Al Emadi, ECQ Chief Executive Officer.

National Petroleum Services President and CEO, Abdul Aziz Al Dolaimi, stressing the importance of the contract said his company's move to ECQ underscores its strong commitment to the future of the energy industry in Qatar.

Al Emadi told a news conference yesterday that the group has sold 100 per cent of the plots that make up the residential park of Lusail and almost 80 per cent of the commercial component of the project.
The 30 different investors in the plots of land thus far are local and regional property developers with approximately 70 per cent from Qatar, 10 per cent from Kuwait and 10 per cent from Saudi Arabia and the rest from Bahrain.

Al Emadi added that ECQ is also working with the government to create a business model which will be similar to the Qatar Financial Centre or free zone concept as part of business incentives to be offered to companies, but this is yet to be finalised.

Entertainment City Qatar spinning smiley sticking its tongue out


CLIMATE-CONTROLLED pedestrian walkways, snow dome, water park, rain forest and aquarium will be some of the “unique” attractions at Qatar Entertainment City.
The project, known as Tarfeeh City, would be the first integrated family destination in Qatar, Mahmood Samy Naib, chief development officer at Abu Dhabi Investment House (ADIH), the owners of the property, told Gulf Times yesterday.
The massive 1mn m2 Tarfeeh City would be developed at the heart of Lusail, combining three key elements of life in one place – live, work and play, Naib explained.
He hoped the waterfront development, “designed with people in mind”, would become a “true regional hub for family entertainment”. It would be a place where families, visitors, residents and tourists meet to experience a blend of the old and the new as a variety of architectural styles reflect the natural evolution from trading port to a sophisticated family destination, he added.
Tarfeeh City would have four components - entertainment, retail, hospitality and residential.
The city had its pre-launch introduction at Estate Qatar and the property is likely to be launched for sale by early next year, Naib said. It has been under planning for the last 11/2 years and is now completing design of the infrastructure.
The strategy is to carry out the project on a fast-track basis, which would mean that the different packages could overlap each other. The first family was likely to move into the place in “18-20 months” or by early 2010, the CDO said.
Grant Bowery, real estate department director of ADIH, said the entire project was likely to be completed in four-five years.
The officials said five districts would be linked by a canal with water taxis and air-conditioned tracks meandering through luxury villas, sea view apartments, five star hotels, boardwalks, beaches, restaurants, cafes, shops and world-class entertainment zones.
One of the five districts, the Down Town, would be at the heart of Tarfeeh City, and it would be a vibrant hub blending the old and the new. The uniqueness of the project would be the harmony between the old and the new, they said.
“The district would be pulsating with people strolling through the Souq and modern shopping malls or having fun in the 50,000sq m of multiple entertainment centres, all in the close proximity to the deluxe apartments”.
The Board Walk, set on the Gulf, is “unique in design with beach-facing international restaurants and shopping malls. There would be five star hotels, an aquarium and a multi-purpose arena.
The North Shore would be a combination of residential and hotel towers and modern apartments with sea views adjacent to a state-of-the-art Water Park, the officials said.
The South Shore is a resort-style blend of villas, apartments and beach hotels set in a waterfront living environment with retail, entertainment and international restaurants.
The Villas is set in a prime location close to the Down Town hub and the Fox Hills Nature Reserve.
Entertainment at Tarfeeh City would cater to the needs of tourists, visitors and families. The highlights include virtual skiing, virtual bowling, turbo drop ride, 4D theatre, snow dome, water park, rain forest and aquarium, they revealed.

THE basic infrastructure at Lusail, including the roads, amenities and the underground train network, is set to be completed within three years, according to Qatari Diar officials.
Yesterday, representatives from the company, including CEO Ghanim bin Saad al-Saad, met with the media to give the first tour of the site.
Everything is going “very well and according to plan”, they said.
To help with organising the 23sq km of land (35sqm including waterways), the development has been organised into 17 districts, each catering to specific needs; such as Entertainment City which will contain two theme parks and some 11 hotels, and Energy City, which will contain 82 buildings for companies in the energy sector.
The development, which is designed to be both an extension to Doha and its own self-sufficient city, is expected to be fully completed within the next eight years if everything goes according to plan.
“We cannot give exact timings, as it is our developers who have to complete their projects on time, but we have presented specific deadlines for them to complete their work,” explained Magdy Youssef, director, Lusail administration complex.
He explained that Lusail would eventually have a population of 170,000 people, offering employment for 150,000 people, and a capacity of 8,000 hotel rooms as well as 1mn sq m of retail space.
The first district to be completed will be the Marina District, which is the area closest to the Ritz Carlton, where 30 developers will begin work on their 15-40 storey high rise towers before the end of the year.
He also mentioned the fact that Qatari Diar will be initiating international design competitions to decide four of the aspects of the development: the landscaping; the street furniture; the public art, and also the iconic building at Lusail, which will be on an island in front of the whole development, with a view along the commercial boulevard.
Sam Faour, logistics manager, said that the development was unlike any other in the world because of its scale. “This project is enormous, and is something historic for Qatar,” he said, adding that so far everything was going well and to the highest standards.
Youssef and Lusail director Mustafa al-Issa were both confident about avoiding traffic problems, and explained that extensive studies have been carried out to ensure that Lusail's roads operate to capacity and maintain efficient traffic controls.
They also pointed out that the metro style train system will connect the districts in Lusail, and provide easy access.
Lusail will also be reachable by water taxi, as well as having cycle lines and being pedestrian-friendly, they explained.
Plans are also afoot to establish some 22 schools in Lusail, said Youssef, who described that these will include both government and private schools.
